Even when stocks crash, crops grow in the fields and trees thicken in the forest. What exactly does it mean to invest in 'land and trees'?
Why invest in farmland and timberland
Farmland and timberland are representative physical alternative assets. Their character differs greatly from financial assets like stocks and bonds, so institutional investors seeking to diversify their portfolios have long been interested in them.
The biggest appeal is 'a tendency to move separately from stocks.' In various studies, farmland and timberland returns showed low or near-negative (−) correlation with stocks and bonds. That is, they often don't shake together when stocks shake, which can help reduce the overall swings of your assets.
Another is inflation resilience. Food prices make up a large part of the price index, and when prices rise, agricultural prices and farmland values tend to rise together, so they are often mentioned as a 'natural inflation hedge.'
Where do returns come from: income + appreciation
Farmland and timberland returns come broadly from two branches.
Farmland: ① Steady income like rent or crop shares (money received for lending the land to a farmer), ② land value that rises over time. Rental contracts are usually adjusted to market conditions, so rental income tends to rise as prices rise.
Timberland: Here there is one more very unique element—'biological growth.' Trees grow and thicken on their own every year regardless of whether the market is good or bad. The amount of timber itself increases, so the asset value grows even without any transactions in the market.
Thanks to this, timberland also has the characteristic that you can flexibly adjust the timing of sales—delaying logging and letting trees grow more when timber prices are cheap, then selling when prices rise.
Biological growth does not mean 'returns come even if you leave it alone.' If you lose trees or crops to natural disasters like wildfires, pests, or droughts, that growth itself can disappear.
The biggest wall: illiquidity and access constraints
Farmland and timberland investing has clear downsides too.
First, illiquidity. Stocks can be sold with a single click, but land and forest can take months to years to buy and sell. Transaction costs (brokerage, legal fees) can reach a few percent of the land price, and funds that invest directly often tie up capital for more than 10 years.
Second, access is not easy. Buying large-scale farmland or timberland directly requires large capital and expertise. In the U.S. there are also private farmland platforms for participating with small amounts, but generally only accredited investors (investors meeting asset and income requirements) can participate, and the minimum investment is often $10,000 to $50,000 or more.
That said, if you use an exchange-listed farmland/timberland REIT or a related ETF, you can invest indirectly with a small amount even from an ordinary brokerage account. In this case, access and liquidity improve, but you must factor in that, being in the form of 'stock,' it is exposed to market volatility along with it.

If agricultural or timber prices fall, or if natural disasters like droughts, wildfires, or pests strike, values can fall.
